ChatGPT Prompts for Real Estate Listing Descriptions
Also searched as: ChatGPT prompts for real estate listing descriptions
- Who it is for
- Real estate agents and their assistants who write MLS remarks, website copy, and social captions for every new listing.
- Outcome
- An accurate, readable MLS description in your voice, plus short versions for social and email, checked for fair-housing issues.
Step-by-step prompts
Paste each step into the same chat so the model keeps the earlier context. Then edit before you send.
Step 1
Give the facts
You're helping me write a real estate listing. Use only the facts below. Don't invent features. Address area/neighborhood: [neighborhood, city] Type/size: [beds, baths, sq ft, lot size, year built] Top features: [e.g. renovated kitchen 2023, new roof, fenced yard] Nearby: [parks, transit, shopping; facts only] Buyer this suits: [describe the home's features, not the people] My style: [paste a past listing you liked, or describe your voice]
Step 2
Draft the MLS description
Write an MLS public remarks description under [character limit, e.g. 1000] characters. Open with the strongest feature, then walk through the home in a logical order, then location. Plain language, no clichés like "won't last long" or "nestled." Show the character count.
Step 3
Fair housing and accuracy check
Review the description. Flag any wording that describes who should live there (family status, religion, age, disability, etc.) instead of the property, and any feature or claim not in my facts list. Rewrite those lines.
Step 4
Spin-offs
From the final description, write: (1) an Instagram/Facebook caption under 150 words with a call to action, (2) a 3-sentence "just listed" email for my sphere, (3) 5 short photo captions for [list photo rooms].
Step 5
Final polish and versions to compare
Give me 2 alternate versions of the final MLS description: one shorter (under [500] characters) and one with a different opening feature. Then list every fact used in all versions as a checklist so I can confirm each one against my listing sheet before posting.
Example of good output
EXAMPLE ONLY. Fictional property. "Sunlight fills the renovated 2023 kitchen at the heart of this 3-bed, 2-bath brick ranch. Quartz counters, a gas range, and a breakfast bar open to the living room with original oak floors. The primary suite has a walk-in closet and updated bath. Out back, a fenced yard and covered patio. New roof (2022). Two blocks to Maple Park and a short drive to downtown." (≈380 characters)
Fair-housing fix: "perfect for young families" → "three bedrooms and a fenced yard."
Tips and pitfalls
- Facts in, facts out. AI likes to add "granite counters" or "updated HVAC" that don't exist. Check every feature against your listing sheet.
- Describe the home, not the buyer. Always run the Step 3 fair-housing check, and follow your MLS and brokerage rules.
- Check MLS limits. (character counts, rules on no contact info or links).
- Get rid of clichés. Ask it to cut any word that could describe any house.
- Keep seller info private. Don't paste seller personal details or lockbox codes.
Works with
These prompts are plain text, so they work in ChatGPT, Claude, and Gemini. Paste each step into the same chat so the AI keeps the context from earlier steps. Free and paid tiers both work. Paid tiers usually handle longer pasted material better.
FAQ
Can it write from photos?
Some tools accept images, but always check what it "sees" against the real home.
Will it sound like every other AI listing?
Not if you paste a past listing for your voice and ban the clichés.
Can I use it for rentals?
Yes. Swap the buyer details for rental terms and check local rental advertising rules.
Does it know the local market?
Don't rely on it for prices, school ratings, or market stats. Use your MLS data.
